A good listing answers a tenant's questions before they need to call: where the place is, what it costs in total, what the room really looks like and whether it is free. This guide follows a real RentKrub listing page (checked on 25/10/2026) and shows where each piece of information you enter appears and how to fill it in. It is written for owners and managers of apartments, dormitories and condos in Thailand, including foreigners who let out their own condo unit.
1. Name and description
RentKrub adds the starting price to the page title automatically, so keep prices out of the name. A simple formula: the name on the building's sign + the soi or road + a landmark people know, such as the nearest rail station or university, so tenants can find the building on viewing day. Avoid words that go stale, like "new" or "available now", and rows of exclamation marks.
Only the first part of your description is shown; tenants tap "Read more" for the rest. Put the essentials in the first two or three lines:
- what kind of place it is and who it suits (women only, families, pets allowed or not)
- the minimum lease, and whether you take daily guests
- how far it is from the soi entrance or the station, and what transport passes by
- house rules worth knowing before booking, and when tenants can view
Language matters. On the English and Chinese versions of RentKrub, field labels, the costs box and the amenities list are translated automatically, but the name, the address and your description appear exactly as you typed them. If you want foreign tenants, add a short English summary at the end of the description.
Write only what a tenant will actually see on viewing day. Section 22 of Thailand's Consumer Protection Act B.E. 2522 (1979) says advertising must not use false or exaggerated statements, or statements that mislead about material facts. On RentKrub, tenants can report a listing, with reasons such as "Price or details are inaccurate"; the team reviews each report, contacts the owner and suspends the listing when the problem is confirmed.
2. Costs: fill in every line
The "Costs" box has eight lines. Anything you leave empty shows as "Ask the owner", and a listing without a rent shows "Ask" as its starting rent on search cards.
| Line | What tenants can see |
|---|---|
| Monthly / Daily | "… – … THB/month"; the lowest price becomes "Rent from" on the card |
| Deposit | an amount in baht, or "equal to 1 month(s) of rent" |
| Advance payment | a number of months, or an amount |
| Water | "… THB/unit", "… THB/person/month", "At utility rate" or "Included in rent" |
| Electricity | "… THB/unit", "At utility rate" or "Included in rent" |
| Other fees | "… THB/month" or "Included in rent"; explain several fees (common area, parking) in the description |
| Phone | "No phone" or the rate |
| Internet | "… THB/month", "Included in rent" or "No internet" |
Hypothetical example: a condo at 20,000 baht a month with a one-month deposit and one month paid in advance. The tenant knows at once to prepare 40,000 baht for signing day. If both lines say "Ask the owner", they have to call before they know.
If you rent out 3 or more homes
Thailand's Contract Committee notification on residential leasing as a contract-controlled business, B.E. 2568 (2025), in force since 04/09/2025, covers landlords with 3 or more residential units. Dormitories under the Dormitory Act and hotels are excluded, and an owner letting a single condo unit is below the threshold. For landlords who are covered:
- advance rent plus the deposit may not exceed three months' rent (leases of up to 3 years, or leases paid monthly)
- water and electricity may not be charged above the rates the waterworks and electricity authorities charge, with no service charge or markup on top
Keep the figures in your listing the same as in your lease. The notification and the standard contract (in Thai) are on the OCPB website; the OCPB hotline is 1166.
3. Room types, status and photos per room
The "Room types" table has the columns Room types, Layout, Size, Monthly, Daily, Short lease and Status, with one row per room type.
- Give each type a name tenants understand, such as "Studio with balcony", rather than an internal code like "Type A".
- Enter the size in square metres. Without it the table shows "Not specified" and the search card has no size line.
- With a daily price, the card gets a "Daily available" badge, and tenants can filter for daily rooms in search and on the map.
- If the rent depends on the lease length, the Short lease column shows separate prices for 1, 3 and 6 months.
- Status can be "Available", "Full" or "Contact owner". Update it whenever a room type fills up or frees up.
Photos per room type
When photos are linked to room types, the gallery gets filter buttons ("All", each room type with its photo count, and "Common areas / overview"), and the room table shows a photo button next to each room name. Use photos of that room type only, not of a bigger or differently furnished room; the building, the entrance and common areas go under the overview.
Use real photographs. On 18/06/2025 the OCPB warned that ads using AI-generated images of products, services or places in a way that misleads consumers about material facts may count as unfair advertising under Section 22, and one of RentKrub's report reasons is "Photos do not match the room". For shooting tips, see room photos in 5 steps (in Thai).
4. Amenities, location and contact
Amenities come in two groups, "In the room" and "Building & common areas". Every item is listed, and the ones you do not tick appear faded (the page says "Faded = not available"). A missing tick tells tenants you do not have it, so go through the whole list (water heater, elevator, parking, keycard access, CCTV, pets allowed and so on) and tick only what is really there.
The "Nearby" section shows distances to rail stations and schools, station search results show the distance on each card, and map search lets tenants drop a pin and pick a radius of 1–5 km. These figures are calculated from your property's position on the map, so check that the pin sits on the building and that the directions in your description match the distances shown.
The contact box shows your phone number, a chat button, e-mail and LINE ID. List only the channels you actually answer.
5. Before you submit, and the verified badge
- The name matches the sign and includes the soi or a landmark.
- The first lines say what the place is, who it suits and how to get there.
- No cost line says "Ask the owner" by accident, and the figures match your lease.
- Every room type has a size, prices, a status and its own photos.
- Amenities are ticked completely and honestly.
- The pin is on the building, and the phone number and LINE ID work.
RentKrub's home page states that every listing is checked before publishing. Listings that are not verified carry the label "Not verified yet, please check before paying". To get the "Verified listing" badge, submit two documents: the property's house registration or a recent water or electricity bill showing the same address as the listing, and a clear photo of the house-number plate or the property's name sign. Review takes 1–2 business days. Steps: sign in → My listings → click "Verify property" on the listing. Details: listing verification.
6. List your place free on RentKrub
Tap "List free" in the menu of RentKrub, then sign in or sign up. Before you start, look at how listings in your area appear:
- Rooms near BTS, MRT and ARL stations
- Rooms near universities and schools
- Map search with a radius of 1–5 km
- Daily rooms
Running a promotion? Owners can add it in section 7 of the listing form, and the listing then appears on the promotions page.
