Every listing page on RentKrub shows whether the place is verified. A listing that passed the document check carries the Verified badge; one that has not been verified shows "Not verified yet, please check before paying" with a link, "How to check before you pay". This guide explains what each badge checks, what you still need to check yourself before you pay a booking fee or deposit, and which documents owners send to get the badges. It is written for foreigners renting in Thailand and for owners, and is based on the RentKrub site as of 31/10/2026.
The badges on a RentKrub listing
All badges come from a document check by the RentKrub team: the owner uploads documents to their own listing, and a badge appears once the documents pass. The Verified badge is therefore not a government licence. The licence badge means the owner sent the licence they hold and the team checked it.
| Badge or notice | Shown when | What it tells you |
|---|---|---|
| Verified | The owner sent the two required documents and the team checked them | The listing passed a document check for ownership or management rights, and the address matches the listing |
| Building structure inspected | The owner sent a building structural inspection report that shows the inspection date, and it passed | A structural inspection report exists; ask the owner when the latest inspection was |
| Licensed accommodation business | The owner sent an accommodation or hotel business licence, and it passed | The licence was checked; it is directly relevant to daily rooms (see below) |
| Not verified yet, please check before paying | The listing has not been verified | Not necessarily untrustworthy, but check before paying |
What the Verified badge does not tell you
The badge answers the first question of renting online: does the person who posted this listing hold documents showing they own or manage the place, and does the address match? Several things are still up to you.
- Is the room still free, and is the price current? The listing page itself says: "Prices and conditions may change, please contact the owner to confirm before making a contract."
- Is the person messaging you really this owner? The badge belongs to the listing on RentKrub. Thai PBS Verify warns that scammers may copy the photos and details of real dormitories to build fake pages. If someone contacts you through another channel and says they are the same place, compare them with the contact details on the listing page.
- What is the room really like? Photos are no substitute for a viewing.
- The lease terms, such as the deposit, water and electricity rates and move-out rules, still need to be read and agreed before you sign.
Checklist before you pay a booking fee or deposit
- Contact the owner through the listing page, using the phone, other contact options or e-mail shown there.
- View the room in person and talk to the manager on site. If you cannot go, ask someone you trust to go for you.
- Ask to see the owner's ID and ownership papers. Ownership papers are in Thai, so ask the owner to point out their name, and compare it with the name on the lease and on the bank account.
- Compare the amount with the "Costs" box on the listing: rent, deposit, advance payment, water, electricity, other fees, phone and internet. Ask about any difference before you pay.
- Sign a written contract, and transfer only to an account in the landlord's name.
- Keep the evidence: the listing link, chat screenshots and transfer slips.
RentKrub never collects payments or deposits on behalf of a property. If anyone asks you to pay and says it is a RentKrub step, stop and contact the RentKrub team on 02-744-2399 or contact@rentkrub.com.
Documents go both ways. Your landlord reports your stay to the Immigration Bureau on form TM30 within 24 hours of you moving in, using details from your passport. What to hand over and what to keep: TM30 in Thailand for Tenants.
Report a suspicious listing
Use the Report button on the listing page. The reasons are: Suspected scam / asked to transfer money before viewing · Price or details are inaccurate · Full / no longer renting · Photos do not match the room · Duplicate listing · Other. RentKrub says: "We will review and contact the owner. Confirmed issues lead to suspension. Your details are not shared with the owner." If you have already paid and suspect a scam, follow the steps in Fake Landlord Scams in Thailand: Red Flags Before You Pay a Deposit, and Where to Report.
For owners: how to get verified
| Document | Required? | Badge |
|---|---|---|
| The property's house registration, or a recent water or electricity bill showing the same address as the listing | Required | Verified |
| A clear photo of the house-number plate or the property's name sign | Required | Verified |
| Building structural inspection report (with the inspection date) | Optional | Building structure inspected |
| Accommodation or hotel business licence | Optional | Licensed accommodation business |
- Files: jpg, png or pdf, up to 8 MB per file.
- Steps: Sign in → My listings → click "Verify property" on the listing → attach files (one at a time or together) → results arrive per file.
- Review time: within 1–2 business days, with an e-mail per file. A rejected file comes with the reason and the status "Reviewed, awaiting correction"; resubmit only that file.
- Privacy: files are stored privately, visible only to you and the RentKrub team, never shown on the site, and used only for verification.
- Tip: before you upload, make sure the house number, soi and road in your listing match the bill or house registration.
Who already has the optional documents
Thailand's Building Control Act B.E. 2522 (1979) and its regulations list 9 building types whose owners must have them inspected. Those relevant to rentals are condominiums and residential buildings (such as apartments and dormitories) of 2,000 sq m or more, hotels with 80 rooms or more, and high-rise buildings of 23 m or more; these buildings must be inspected every year. If your building is one of them, you should already have inspection results. Not sure a report qualifies? Ask the RentKrub team before you upload.
Under the Hotel Act B.E. 2547 (2004), a hotel is a place set up as a business to provide temporary accommodation for a fee for stays shorter than a month, and it may not operate without a licence. So the licence badge is directly relevant to daily rooms. Small places with no more than 8 rooms and no more than 30 guests notify the hotel registrar instead of applying for a licence; after an inspection they receive an acknowledgement and are not counted as hotels (Ministerial Regulation No. 2, B.E. 2566 / 2023). Not sure your document qualifies for the badge? Ask the RentKrub team first. More on short stays: Daily vs Monthly Rooms in Thailand.
